Seller Tips

What actually moves the needle

Tap any topic to open it.

Price it right from day one

Buyers and their agents watch new listings closely. A home priced right gets attention in the first week; an overpriced one sits, and eventually sells for less than it would have. We price from real comparable sales, not wishful thinking.

Small fixes, big return
  • Fresh neutral paint where walls are scuffed or bold
  • Fix dripping faucets, sticky doors and burned-out bulbs
  • Deep clean, especially kitchens, bathrooms and windows
  • Tidy landscaping, fresh mulch and a clean front door

Skip big remodels before listing. They rarely pay back the cost.

Make showings easy

The more people who can see the home, the stronger your offers. Keep it show-ready, have a plan for pets, and leave during showings so buyers can picture themselves there.

Get ahead of inspection surprises

Gather receipts and dates for the roof, furnace, water heater and any big repairs. If you have a well or septic, know the last time they were serviced. Answers up front build buyer confidence.

Know your timing

Need to buy your next home first? Want to stay a few weeks after closing? Tell me early. We can build that into the listing and the offer terms.

Understand your costs

Typical seller costs in Michigan can include the real estate commission, title insurance, state and county transfer taxes, prorated property taxes, and paying off your mortgage. I'll give you an estimated net sheet before you list so you know what you'll walk away with.
